“FEE FOR SERVICE”

BUYER-BROKER SERVICE pays the buyer 25% of the selling commission, through escrow, with a Buyer-Broker contract, a $175 retainer fee, and the buyer's participation. This option is not a condition to view properties through Trayer Realty, Inc.

 

FOR-SALE-BY-OWNER SERVICE is for sellers or buyers who are working with a property that is not listed with a real estate agent, but would like professional representation. The fee ranges from $975 to $2,875, depending on the type of property, price range, and scope of service.

 

FULL SERVICE rates for residential properties are 5.75% if sold by another agent, 4.75% if I sell the property, or 3.75% if the seller finds the buyer. I handle all aspects of the transaction. 

 

LIMITED SERVICE - Sellers Participate in the transaction, and can pay no commission if they find their own buyer, and handle their own transaction.  The commission is 3.75% if sold by another agent, or 2.75% if I sell the property. Trayer Realty, Inc. can assist with the seller's transaction, at seller's option, for a fee.  This option has a transaction fee of $375 at time of listing, and provides marketing ads on the M.L.S. and realtor.com. with pictures.

 

MOBILE HOMES IN PARKS - rates are $2,875 if sold by another agent, $1,875 if I sell the property, or $975 if the seller finds the buyer.

 

PROPERTY MANAGEMENT SERVICE- The residential management fee for landlords is $95 per month, or 10% of the rent, whichever is less.  The move-in fee is $475, or 1/2 of the 1st month's rent, whichever is less.  Find the tenant only fees are $475 if I find the tenant, or $375 if the owner finds the tenant.  This service provides marketing ads on the M.L.S., realtor.com & other internet sites, credit & background checks, and preparation of lease.
